Polsinelli Continues Expansion of National Data Center Team With Seattle Shareholder David Rubenstein

Polsinelli is pleased to welcome David S. Rubenstein as a shareholder in its Data Center & Infrastructure Practice, based in the firm’s Seattle office. Rubenstein’s strong experience in advising on land issues related to data center development complements the recent arrivals of Carl Steen in Los Angeles and Barbara Trachtenberg in Boston, who focus their practices on energy and infrastructure projects and data center project investment, respectively. Rubenstein brings deep experience in data center development, having advised on more than 40 projects across the United States to date. His work spans legal strategy, economic development and tax incentives, bespoke development agreements with public and private partners, negotiating with utility providers and navigating complex site requirements across multiple jurisdictions.

“David is an excellent addition to our nationwide data center team advising clients across every facet of these complex projects,” said Kraig Kohring, Polsinelli’s Real Estate & Financial Services Department Chair. “As the national focus continues to shift towards artificial intelligence and the need for data centers continues to grow at a rapid pace, David’s extensive land development experience and practical approach will strengthen our existing team to meet our increasing client demand.”

In addition to his data center focus, Rubenstein has focused on condominium matters in Washington State, which has seen rapid regulatory development in recent years. Additionally, he advises clients on a broad range of real estate matters, including acquisitions, dispositions, development, joint ventures, leasing, financing, easements, property management, land use and environmental issues, having represented institutional investors and landlords alongside early-stage entrants into the land development market. His arrival further deepens Polsinelli’s full-service real estate bench in the Pacific Northwest and reflects the continued growth of the firm’s national real estate platform, which has added 11 shareholders in the past year.

“We are excited to expand our real estate capabilities in Seattle as part of the firm’s strategic investment in growing our nationwide real estate footprint,” said Jane Pearson, Office Managing Partner of Polsinelli’s Seattle office. “Seattle is a dynamic market, and David’s depth in the Puget Sound real estate market strengthens our ability to meet growing client demand for sophisticated real estate and land development counsel.”

Rubenstein added: “I am thrilled to join Polsinelli’s thriving Data Center & Infrastructure Practice. I was drawn to Polsinelli because of the sheer depth of its real estate bench, and I am excited to contribute to the firm’s best-in-class data center capabilities. With its complementary aptitudes in energy, tax and incentives, securities, and financing, Polsinelli is the best positioned firm in the Am Law 100 to meet the growing needs of the data center community. I could not be more excited about what’s to come.”

Rubenstein earned his J.D. from the University of Washington School of Law and his B.A. from Northwestern University, where he was awarded the prestigious Harry S. Truman Scholarship.

Polsinelli is on the front lines of data center development and operation, and the firm’s attorneys have extensive experience with data center planning/development, financing, construction, acquisition, zoning/environmental impact analysis, leasing/subleasing, operations, colocation, managed services and security. Over the last 10 years, the firm’s team has advised on over 300 data center projects throughout the U.S. – including site selection, acquisition, development, and incentives; power implementation; network construction; and infrastructure considerations, including managed cloud and layered network services.
